Steps To A Successful Open House

An open house represents a tremendous opportunity for people trying to sell their homes regardless of the market you are in. To make the best impression on sellers, you need to make sure your home is prepared to the maximum.

When you live in a home, it is part of your family life. When you put it on the market, it becomes nothing more than a product. Make sure you understand this distinction. With this in mind, here are the key tips that will make your open house a hit.

I am continually amazed at how often I attend an open house and see what people do with the windows. More often than not, they leave the blinds covering a window that has a good view. Do not make this mistake. Leave them open!

We are known as consumers. As part of our consuming, we produce trash. This is true for any one of us. When you have an open house, make sure all trash is gone. Garbage receptacles should all be emptied and not smelling horrific.

A bathroom is a critical room in the open house. Buyers will go over it with a fine tooth comb. Shower doors should be so clean you can see yourself in them. Use an industrial size squeegee to prevent streaks.

The toilets are another area that will get attention. Clean them thoroughly. Make sure to get the area behind the area where they tilt up and the outer section of the bowl where it meets the floor. The seat should be left down.

Moving to the kitchen, we have the holy grail of staging opportunities. Clean everything and then clean it again. The kitchen is the soul of any home and it will get the once over by any buyer.

Of particularly focus should be the stove. It should be immaculate. We are talking about so clean that it appears brand new. Stove tops should shine and the baking area should be without baked crumbs and the like.

The second area of focus is the frig. In daily life, it can be difficult to keep clean, but now we are selling a product. Clean it from top to bottom. Pull everything out, remove the shelves and have at it.

At this point, the home should be pretty clean, but there are a couple of things left that still clutter it up. What? Your family and pets. The open house is a period where they are forbidden to be in the home. Give them the boot.

Ever sold your car before? Did you keep the fuzzy dice or yank them out? You yanked them to improve the prospect of selling it. Your home should be treated the same way. Follow these tips and you should be on your way to getting offers.
