A person must also take into account that in the long run, a thirty-year plan will accumulate more in interest than a fifteen-year plan would. However, there may be better options to pursue.

A great way to receive a lower mortgage rate is to refinance the mortgage. This helps get a better rate and benefits the homeowner in the long run. The type of lender one chooses is also beneficial in obtaining a cheap mortgage loan. A bank may save money for the consumer, especially if the individual has a positive history with the institution. One other option is picking a broker to seek cheap mortgage loans because they can shop around for better rates. Internet lenders are also becoming a new way to get affordable loans, as they can compare prices and have the convenience of being associated with credible banks and other lenders.

The government is another great resource to find low rate loans, or at least provide some benefits to select groups of people who qualify or would like assistance in getting a mortgage. If the consumer is a United States veteran, the Department of Veterans Affairs offers a cheap mortgage loan that requires no down payment and has many benefits. The Federal Housing Administration also helps potential homeowners with financial assistance when purchasing a home. If the consumer is a farmer, the Department of Agriculture offers low-interest rates to those who live in rural areas and come from a low or middle-income situation. Nonprofits may also be helpful with achieving cheap mortgage loans and down payments. Some government agencies and nonprofit organizations also help new homeowners in general. If a person searches hard enough, and obtains the help they need, the right program will not be hard to find.
