Home Inspector Liability Insurance

Home inspector liability insurance can be obtained through a liability/property insurance agency that sells policies in the specific industry area of home inspections. There are two types of home inspectors liability insurance policies available: professional liability and general liability. General plans provides coverage while performing the inspection and also cover the inspector at his/her office.

There are 2 vulnerable exposures while performing an inspection that would require a general policy to be purchased. These exposures are property damage and bodily injury, which both cover the client. An example of property damage to the client would be a ladder falling over and breaking the windshield of the homeowner's automobile. An example of bodily injury would be that same ladder falling over and hitting a person on the homeowner's property or the homeowner himself. Bodily injury general home inspector liability insurance coverage would include legal claim settlements, medical expenses, lost wages for the one injured and pain and suffering. General home inspectors liability insurance coverage is typically the minimum coverage required in most states (regulations differ in each state).

In addition, these plans provide also coverage for actual or alleged errors and omissions in the inspection report. Professional home inspectors liability insurance has two vulnerable exposures: property damage and bodily injury. Property damage would include damage to the property such as a missed leaky roof during the inspection, or air conditioning and furnace damage that caused some sort of damage to the client's property that escaped the attention of the inspector. Professional policies cover injury resulting from faulty errors during inspection. These type of policies are highly recommended in addition to general policies for those conducting the inspection process in houses.

Some Christians are hesitant about the purchase of this kind of policy. In fact, they are hesitant to purchase insurance of any kind. This is probably because they may feel that the purchase of home inspector liability insurance shows a lack of faith in God and His ability to protect and provide for them. While the Bible does not address the issue of purchasing home inspectors liability insurance, it does address the issue of obedience to a nations laws and the leaders that create those laws. In most states, this coverage is required by any business operating as a home inspection business. Therefore, as God commands, "Let every soul be subject unto he higher powers. For there is no power but of God: the powers that are ordained of God." (Romans 13:1)
